Overseas Capital Investment in India Touches USD 2.6 bn Recording a 31% Growth: Knight Frank’s Active Capital Report

Chandigarh 27th June:- Knight Frank, the independent global property consultancy, today launched Active Capital: The 2018 Report. Looking at the shifts in capital flows, the report dives into the sources and destinations of cross-border investments in commercial real estate.

India ranks an impressive 19^th position amongst the 73 countries that attracted cross-border capital into their property market in 2017. With USD 2.6 bn of cross-border capital inflows (excluding development sites), India ranks ahead of its Asia Pacific regional counterparts like Malaysia, Thailand, Indonesia, Vietnam and Philippines, who collectively attracted lesser capital flows compared to India.

Capital flows into Indian property market have been 10 times higher than the outflows in

2017. USD 2.6 bn of inflow was recorded compared to outbound capital flows to the tune of USD 0.26 bn last year. Led by a battery of reforms like RERA, GST and demonetisation, the attractiveness of Indian real estate potential has caught the fancy of international investors and developers alike resulting into this favorable investment account.

Compared to 86% share in 2016, United States, Canada and Singapore collectively contributed to 84% of capital inflows to Indian property followed by United Kingdom, United Arab Emirates and Hong Kong in 2017.  

Shishir Baijal, Chairman & Managing Director, Knight Frank India, said that cross-border capital inflows (excluding development sites) to India stood at USD 2.6 bn in 2017 recording a 31% growth over 2016. Ranking an impressive 19th position amongst 73 countries that attracted cross-border capital into their property market, India has surged ahead of its Asia Pacific regional counterparts which collectively attracted lesser capital flows compared to India. 

The changes in business environment brought by landmark reforms like GST and RERA besides others coupled with government impetus for affordable housing and an imminent possibility for REITs as an asset vehicle have infused confidence among the stakeholders of the Indian property market. In the latest four-year period (2014 – 2017), the inflows were over four times the outflows compared to the earlier four-year period (2010 – 2013) when they were at par. This highlights a paradigm shift in Indian realty’s potential as an attractive investment avenue.

Elaichi takes Murari to the doctor where he mentions about Murari’s health being bad and needs immediate care. Upset about the same Elaichi requests Murari to go on a strict diet to avoid such health issues. Karuna serves Murari oats which makes him irritable and starts to secretly eat junk food. While he continues to eat fattening food, he puts the blame on Pancham whenever Elaichi enters making Elaichi really mad at Pancham. 

Finally, the truth gets revealed when Elaichi and Pancham decide to get Murari on a strict diet regime. Later, Pancham falls sick where the doctor informs that though Pancham looks fit, he is very weak. Murari gets hit by this and decides to lose weight.

In a conversation with Murari (Anup Upadhyay) he mentioned that fitness is the most important thing and he suggests every person should remain fit irrespective of having any health issues. We don’t need to get a reality check from the doctor to get fit just like Murari did. It will be interesting to watch if Murari will be able to follow his strict fitness regime and will succeed in losing weight.

Tunak Tunak Tun: The Global Song for Celebration by Undisputed King of Pop Daler Mehndi

Chandigarh 27th June:- The pop-bhangra singer Daler Mehndi’s Tunak Tunak Tun was released in 1998, almost two decades ago. The track was an instant hit on release. It’s music video India’s first blue screen technology video, which allowed the singer to super impose his image over various computer-generated backgrounds.

The music video was conceptualized by Daler Mehndi in retaliation to the media’s comment that the success of his videos depends only on the glam models featured in his videos. So with 4 Daler Mehndi’s and exquisite choreography done by Daler Mehndi himself the song became an instant HIT. Tunak Tunak won the prestigious RAPA Award, the Channel V Award, the Videocon Award, and The Screen Award.

The song is the greatest grosser in non-film music in India to this day! Tunak Tunak, which was also adopted by the World of Warcraft community, became an internet phenomenon. Consumer Trust Regained in 2018 Post a Sharp Dip in 2017: TRA Report

Chandigarh 27th June:- TRA Research, a brand Intelligence and data insights company, also the publishers of TRA’s Brand Trust Report, an annual syndicated research conducted among nearly 2500 consumer-influencers across 16 cities in India. A comparison of the Brand Trust Indices of the most trusted 100 brands of 2016, 2017 and 2018 of the report makes a significant observation. Between 2016 and 2017, the demonetization year, the consumer trust plummeted 19%. Equally noteworthy is that the consumer trust has recovered to early 2016 levels, having gained 15% on trust scores between 2017 to 2018 - bringing trust back to within a 1% of early 2016 Brand Trust Index (BTI) levels. TRA’s Brand Trust Report uses their proprietary matrix of 61 intangible trust attributes to understand consumer mindset and behavior.

N. Chandramouli, CEO TRA Research said that in one stroke, the November 2016 demonetization eroded consumer trust by a fifth; with direct trust losses seen in small and medium businesses, with a cascading impact on all citizens. However, over the last year, consumer trust has recuperated, to within the early 2016 levels. Consumer trust is a reflection of the confidence that the consumer displays towards transacting showing confidence and readiness to transactions if conditions turn right. He said further that unless our institutions corporate, banks, government – tap onto this consumer readiness, their fragile trust due to repeat ‘shocks’ is likely to dip again with lowered risk appetite, especially taking into consideration that it is a pre-election year.

Navjot Singh Sidhu Makes Case for Conferring 'Padma Vibhushan' on Eminent Punjabi Litterateur Jaswant Singh Kanwal

After a Hiatus of Four Years, Gurdas Maan Returns to the Big Screen with ‘Nankana’

Chandigarh 26th June:- Putting an end to the wait of his fans, the much revered singer, actor and lyricist, Gurdas Maan is all set to return to the silver screen on 6th July in a film titled – ‘Nankana’.

Gurdas Maan’s Nankana is a period film that will also feature Kavita Kaushik and Anas Rashid in pivotal roles. The film is produced by ‘Shah An Shah Pictures’ in association with Seven Colors Motion Pictures.

Nankana is the story of Karm Singh, who despite all odds and unfavorable atmosphere of the troubled period between 1941-47 in Punjab, does not let go of his belief in humanity and love. Thus, with this conviction of his, he does his level best to change the surroundings. The tagline of the movie ‘Above The Religion’ clearly depicts that the plot talks about Humanity above everything and anything in life.

The film is directed by Gurdas Maan’s wife Manjeet Maan. Manjeet Mann said that this is her third movie as a Directror and she has always loved all her projects but this movie is very special and very close to her heart.  

Jatinder Shah and Pooja Gujral are the producers of the movie, Sumeet Singh is the Co-producer and Jagjit Singh Gujral is the associate producer. The producer Jatinder Shah has also given music to the film, so the audience can expect some great melodies coming.

While speaking in a press meet, Gurdas Maan expressed his delight to work in a project that he said was extremely close to his heart. “Nankana is a film about human compassion and values, and is an attempt to establish the trust of people back in the power of humanity and love. Faith in the Almighty can move mountains and unconditional love can melt even an enemy’s heart.

Expressing his thoughts on Nankana, Jatinder Shah said that he has a very personal and close relationship with Gurdas Maan Having him work in our movie was a dream, which has finally come true. This film is not just a film for him, but a very emotional event of his life.

Pooja Gujral, the producer of the movie, who has also penned down the story, said that it’s an absolute honour for her to work with a legend like Gurdas Maan. We, as producers, have tried our best to give clean and meaningful cinema to the Punjabi audience.

Sumeet Singh, the Co-Producer of the film also added that we at Saga have done and released so many films by this time but “Nankana” carries a special place as its concept and content will move the audience emotionally. We are quite enthusiastic to be associated with this kind of project and happy to release this film worldwide.

The film has five songs in total which have been written by Gurdaas Maan and Fateh Shergil and are sung by none others than Gurdass Maan, Jyoti Nooran and Sunidhi Chauhan.

Prestigious National Award “Organization of Excellence” Received By DDTC-PGI

Chandigarh 26th June:- The Drug De-addiction and Treatment Centre (DDTC), Department of Psychiatry, PGIMER, Chandigarh received the prestigious National Award as an “Organization of Excellence” for its Outstanding Services in the field of Prevention of Alcoholism and Substance (Drug) Abuse, as the best institute under the category “Best Research and Innovation”.

The award was conferred by the Ministry of Social Justice and Empowerment, and it was presented by Ram Nath Kovind, the Hon’ble President of India, at an official function held in Vigyan Bhawan, New Delhi, on Tuesday, 26^th June, which is the International Day Against Drug Abuse and Illicit Trafficking declared by the United Nations. On behalf of the Institute, the Award was received by Prof. Ajit Avasthi, Head, and Prof. Debasish Basu, from the Department of Psychiatry.

Prof. Jagat Ram, the Director of PGIMER Chandigarh, was very glad to hear the news and he congratulated the entire team of DDTC for the hard work over the past 30 years to make it truly deserve this national award. Earlier, the DDTC was declared a Centre of Excellence by the Ministry of Health & Family Welfare in 2013.

Starting with a humble beginning in 1988-89, over the past 30 years the DDTC has intensively pursued its mandate of demand reduction, creating trained manpower for primary to tertiary care, and conducting high quality innovative research covering a wide range of areas in the field of addiction psychiatry. DDTC faculties have received accolades from the State Governments, National and International agencies, for their sustained contribution in the field of addiction psychiatry. In fact, DDTC was the first in the country to have started the super specialty course DM in Addiction Psychiatry from January 2014. It has provided important consultancy, technical input, training of professionals, and a comprehensive model of de-addiction services (the “Punjab Model”) that is being implemented by the Govt. of Punjab. Its future vision is to further enhance the capacities of specialist training, more community-grounded service, and cutting-edge research in the field of addiction psychiatry.

तंबाकू कंट्रोल के लिए ट्राईसिटी के तीनों निगम मिलकर करेंगे काम: तंबाकू बेचने के लिए लाईसेंस प्रणाली शुरू करने की भी योजना

Chandigarh 26th June:- तंबाकू उत्पादों की बिक्री के लिए लाईसेंस सिस्टम की आवश्यकता और इसे लागू करने से संबंधित विषय पर एक कार्यशाला का आयोजन मोहाली नगर निगम के कार्यालय में किया गया । जिसमें की मोहाली, चण्डीगढ़ और पंचकूला  नगर निगम के कई उच्चा अधिकारीयों ने हिस्सा लिया । जनरेशन सेवियर एसोसिएशन मोहाली द्वारा करवाई गई इस कार्यशाला का मुख्य उद्देश्य तंबाकू उत्पादों की बिक्री संबंधी ऐसी नीति तैयार करना था जिससे की गैर कानूनी रूप से बिक रहे तंबाकू उत्पादों पर लगाम लगाई जा सके।  इसके साथ इस विषय पर भी बारीकी से चर्चा की गयी की तंबाकू कंट्रोल कार्यक्रम को लेकर मोहाली, पंचकूला तथा चंडीगढ़ में किस तरह समन्वय स्थापित किया जा सकता है। चूँकि तीनों शहरों की सीमाऐं एक दूसरें के साथ इस तरह से सटी है की यदि एक शहर किसी कानून के अंदर सख्ती दिखता है तो दूसरे शहर में उसका  उल्लंघन शुरू हो जाता है।

कार्येशाला में इस तरह के कानून लेन पर चर्चा की गयी की जिससे खाने-पीने के उत्पादों के साथ तंबाकू उत्पादों की बिक्री पर रोक लगयी जा सके और शराब की तरह तंबाकू की बिक्री के लिए दुकानदारों को लाईसेंस लेना अनिवार्य किया जा सके। ज्ञात हो कि इसे विषय को लेकर पिछले दिनों केंद्र सरकार द्वारा सभी राज्यों को एक पत्र भी लिखा जा चुका है।जिसमें कि  सभी राज्यों को अपने यहां  इस तरह की नीति बनाने की बात कही गई है।

इस मौके पर जनरेशन सेवियर ऐसोसिएशन की अध्यक्ष उपींदर प्रीत कौर गिल ने कार्यशाला के उद्देश्य के बारे में जानकारी देते हुए बताया की इस कार्यशाला का मुख्य उदेश्य तंबाकू की बिक्री को नियंत्रित करने के लिए नई नीति बनाने और ट्राई सिटी में तंबाकू कंट्रोल से संबंधित सभी कानूनों को एक साथ सख्ती से लागू करवाना है ताकि तंबाकू विक्रेता अलग-अलग प्रशासनिक प्रणाली होने का फायदा ना उठा सकें । वंही मेयर कुलवंत सिहं ने कार्यशाला की अध्यक्षता करते हुए कहा कि तंबाकू जैसे बुराई के खात्में के लिए यह जरूरी है कि सभी विभाग व सरकारें एक साथ मिलकर काम करें । उन्होंने कहा कि तीनों शहरों के निगमों के उच्चा अधिकारीयों द्वारा एक ही छत के नीचे इक्टठा होकर नीति निर्माण के विषय पर चर्चा करना सहासी कदम है जिसके लिए उन्होंने जी.एस.ए की प्रशंसा भी की । वहीं उपींदर प्रीत कौर आहलुवालिया, मेयर पंचकूला ने कहा कि आज जब कि देश में ड्रग्स व आदि मादक पदार्थों के सेवन पर एक गंभीर चर्चा हो रही है । वहीं तंबाकू का खात्मा करना अधिक आवश्यक है क्योंकि तंबाकू सभी तरह के नशीलें पदार्थों के सेवन के लिए प्रवेश द्वार का काम करता है ।

इस मौके पर द युनियन दिल्ली से आए वरिष्ठ तकनीकि सलाहकर अशीष पांडे बताया कि हर साल भारत में लगभग 13 लाख लोगों की मृत्यु तंबाकू के सेवन से होने वाली बिमारीयों के कारण हो जाती है । दीपक मिश्रा, सीड्स दिल्ली के एग्जयूकेटिव डायरेक्ट्र बताया कि रांची भारत का पहला ऐसा  शहर है जहां पर नगर निगम रांची के द्वारा शहर में तंबाकू उत्पादों की बिक्री के दुकानदारों के लिए लाईसेंस प्रणाली शुरू की गई है । ताकि तंबाकू के गैर-कानूनी व्यपार पर रोक के साथ-साथ तंबाकू कंट्रोल के लिए बने कानूनों को सख्ती से लागू किया जा सके । तंबाकू कंट्रोल कार्यक्रम पंजाब की नोडल अधिकारी डॉ. अरीत कौर ने बताया की संशोधन के बाद कोटपा 2003 अधिनियम के तहत पंजाब में हुक्का बार्स पर  प्रतिबंध लगाने के लिए बिल विधान सभा में पास हो चूका है और राष्ट्रपति से मंजूरी के बाद ये पंजाब में हुक्का बार्स पर पूर्ण प्रतिबंध लग जायेगा।

डॉ. राकेश गुप्ता, उप निदेशक और मुख्य रसायन परीक्षक ने पंजाब में ईएनडीएस (इलेक्ट्रॉनिक निकोटिन डिलिवरी सिस्टम) या ई-सिगरेट पर प्रतिबंध पर चर्चा करते हुए बताया की पंजाब में ई-सिगरेट पूर्ण रूप से प्रतिबन्दित है और इसकी डिलीवरी ऑनलाइन साइट्स से भी पंजाब में नहीं की जा सकती परन्तु चंडीगढ़ और पंचकूला में इससे ऑनलाइन मंगवाया जा सकता है। इस लिए ई-सिगरेट पूर्ण रूप से प्रतिबन्दित करने के लिए ये जरुरी है की ये दोनों शहर भी इसे प्रतिबन्दित करें।  वहीं डां राकेश गुप्ता, मुख्य रसायन निरिक्षक पंजाब ने कहा की पंजाब देश का पहला ऐसा राज्य था जहां पर ई-सिगरेट की बिक्री पर प्रतिबंध लगाया गया था । लेकिन कई सारी ई-कार्मस साईट्स पर चंडीगंढ़ और पंचकुला पर इसे आसानी से मंगवाया जा सकता है लेकिन मोहाली में इसकी डिलवरी नही होती । इसलिए यह जरूरी है कि बाकी के राज्यों में भी इसपर प्रतिबंध लगाया जाए क्योंकि ई-सिगरेट तंबाकू से भी अधिक जानलेवा है । इस मौके पर संदीप हंस, आईएएस, कमिश्नर, मोहाली नगर निगम ने इस अवसर पर पहुँचने तथा अपने विचार देने पर सभी उच्च अधिकारिओं का धन्यवाद किया । इस अवसर पर मोहाली नगर निगम की ज्वाईंट कमीशनर अवनीत कौर, पंचकूला के जिला नोडल अधिकारी डा. संदीप जैन, चंडीगंढ़ नगर निगम के लॉ इनफोर्समेंट अधिकारी सुनिल दत्त आदि भी मौजूद थे ।

India to Look Forward for Investments in 9 More Projects from Asian Infrastructure Investment Bank: Piyush Goyal

Chandigarh 25th June:- India is looking forward to investments in 9more projects from Asian Infrastructure Investment Bank after having picked up almost 28% of the bank’s total lending so far of US$1.4 billion for 7 projects, said Union Minister for Finance, Piyush Goyal addressing a press conference today during the Third Annual Meeting of the AIIB

Welcoming delegates from 86 countries, Piyush Goyal pointed out that in just three short years, India has hosted three major events for international multilateral banks; the New Development Bank (NDB), African Development Bank (ADB) and now the Asian Infrastructure Investment Bank (AIIB) in quick succession.

Lauding AIIB for its robust processes, Piyush Goyal said that it is a matter of great pride that a concept that was floated in 2014 was able to mature in 6-7 months, and by 2015 we had a Multilateral Development Bank in place with India being the second largest stakeholder with over 8% stake.

He said further that AIIB has focused its investment in India on lending to rural infrastructure, energy and power, environmental protection, transportation and telecommunication, water supply and sanitation and urban development and logistics and it is a matter of great pride that India is the largest recipient of the $4.2 billion funds disbursed by it.

Attributing robust framework and easy to navigate policies being the key reasons for the investment flow into infrastructure in the country, Union Finance Minister said that India is a sweet spot where the rule of law prevails to attract investments.

Earlier participating in the panel discussion on ‘Mobilizing Finance for Infrastructure’, the Minister pointed out that integrity of people and process would decide the investment discourse.

The Minister mentioned that Mumbai as a city has improved its ranking in Swachhta Index significantly during the last few years and is engaging with international global efforts for better quality of life.

By 2022, the government as part of Prime Minister’s plan will ensure every citizen to have shelter on his head, 24x7 electricity, good toilet, clean drinking water, access by road to his house and internet connectivity, he said.

Treatment Available for Asthma if Found Out on Time: Dr. S K Gupta

Chandigarh 25th June:- “Asthma is a disease that often causes victims and their family a great deal of nervousness, whereas asthma can be treated if the patient is taken for treatment at the right time. There has been considerable development in the medical world and today asthma is not an incurable disease.”

Dr. S.K.Gupta, Pulmonologist at Ivy Hospital, Panchkula, said that first of all, it is necessary that one should be aware of the disease, its causes, symptoms and treatment available. One would be able to get the treatment with more confidence and it can be controlled quickly. At the same time the delay in treatment and any negligence can bring serious results for the patient.

He said further that asthma in our lungs is the name of the circulation in the breathing tubes. The work of breathing tubes is to bring air from the atmosphere to the lungs. Along with this, many dust particles also reach the breath. Here the dust particles produce inflammation in our breathing tubes and they shrink quite a bit, which causes asthma.

Dr.  S K Gupta said that in reality, asthma begins with allergic reactions. Some people are allergic to change in weather and some are allergic to dust. This allergy comes in the form of asthma later on. The main symptom of asthma is that frequent coughing, throbbing or breathlessness etc., loud sound in the chest, changing the weather, but later it will be completely cured.

He said that the disease of asthma is also genetic i.e. if any of the parents have this disease, then the chances of asthma are also very high. Asthma can be due to both genetic and environmental conditions. Dr. Gupta said that when symptoms of asthma surface, one should go to specialist and do a simple test, which is called spirometry. This gives you asthma awareness by detecting the obstruction of your breath.

He said that it is mainly treated with special drugs. At the same time, medicines for swelling reduction in the breathing tubes are also available as the disease progresses from here. In such a situation, relief from asthma can be achieved by correcting them.
